BMC DEMOLISHES UNAUTHORISED CONSTRUCTION AT AJAY DEVGAN’S BUNGALOW | 17 October, 2026

The Brihanmumbai Municipal Corporation has demolished part of the interior work at actor Ajay Devgan’s bungalow in Kapole Co-operative Housing Society at Juhu in Bombay after a stop-work notice issued over unauthorised alterations was not complied with. The actor had sought four weeks to respond to the notice, but no reply was received. Meanwhile, work on internal partition walls, windows and other interior alterations continued without necessary approval from the BMC’s Building Proposal Department.

Devgan intends renting out the premises to a commercial spa and salon. The bungalow was leased to Florian Hurel Salons Pvt. Ltd. under a registered leave-and-licence agreement dated August 10, 2026, reportedly for Rs. 10.61 crore over five years. The monthly rent starts at Rs. 16 lakh with a clause for annual escalation.

The housing society and Ajay Devgan are in dispute over the proposed use of the 7,802-square-foot bungalow. The society has questioned whether the necessary statutory permissions were obtained for the proposed business and the alterations. The society wants to see BMC’s permissions granted to Devgan. The society feels that it can give an NOC to Ajay Devgan for leasing on a leave-and-licence basis but cannot expressly authorise its conversion from residential to commercial use or approve structural and service-related alterations. The society members have opposed the leasing for the spa, citing traffic, parking and safety concerns.

The BMC notice dated September 10, 2026, described the alleged unauthorised work as ongoing additions and alterations involving Siporex blocks. It warned that if work was not stopped or the permission not produced within the stipulated period, the civic body would remove or demolish the work without further notice, at the owner’s risk and cost.
